Clear and itemised — the only payments we may charge a tenant, and exactly what landlords pay. No hidden charges.
These are the only payments permitted under the Tenant Fees Act 2019. If a fee we are charging is not on this list, it is a prohibited payment.
Tenant fees
Private assured periodic tenancies. The only payments we may charge in connection with a tenancy are:
Rent
Including limited fees for late rent.
A refundable tenancy deposit
Capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the annual rent is £50,000 or above.
A refundable holding deposit
To reserve a property — capped at no more than one week's rent.
Rent in advance
For private assured periodic tenancies starting on or after 1 May 2026: this cannot be taken before the tenancy agreement is signed, and is capped at no more than one month's rent, or 28 days' rent where the first rental period is less than one month.
Damages
For breach of the tenancy agreement.
Payments to change or surrender the tenancy
Where requested by the tenant, capped at £50 or the reasonable costs incurred if higher.
Lost key or security device
A reasonable fee to replace a lost key or security device.
Council tax, utilities, communication services and TV licence
Where required under the tenancy agreement.
Landlord fees
All landlord fees are inclusive of VAT.
Management
A management fee of 10% inclusive of VAT of the monthly rent. The fee is deducted monthly by ASA Estates as and when the rent is due, subject to the rent being paid by the tenant.
E.g. Monthly rent agreed £1,000.00 → Management fee deduction £100.00 inclusive of VAT.
Introduction / Let only
A one-off payment of 3 weeks’ fee charged on the monthly rent. This is inclusive of VAT.
E.g. Monthly rent agreed £1,000.00 → Introduction fee £693.00 inclusive of VAT.
Termination during management
If the landlord decides to terminate the agreement with ASA Estates during the management period but would like to keep the tenants, ASA Estates charges a termination fee of 10% of the annual rent, due prior to the termination of management. Once the fee is paid in full, ASA Estates will terminate the management and the landlord will have control of the property, including rent collections.
E.g. Monthly rent agreed £1,000.00 → Termination fee £1,200.00 inclusive of VAT.
